See how home prices have gone up and down in Oregon’s top 10 counties in a year


The last 12 months have been bumpy for Oregon’s residential real estate market. Mortgage rates have doubled and so has the number of Portland area homes for sale.

The inventory of active residential listings in the Portland area from September 2021, measured as 1.1 months, jumped to 2.2 months in September 2022, according to the latest Regional Multiple Listing Service (RMLS) report.

Despite the increase, inventory of less than four months favors sellers and keeps prices high, say real estate experts.

While homes priced correctly are trading hands, location is the top driver, and data shows that sales in the most populated counties in the state have been up and down.

In the Portland area, sales have dropped 13.8% when comparing the first nine months of 2022, January through September, to the same period in 2021, says RMLS.

The real estate marketplace Redfin provided 12 months of data on home sales in Oregon. Here is a look at home sales in counties with a population of 100,000 or more.

Median sale prices across Oregon in September ranged from $167,000 in Wheeler County to $965,000 in Hood River County, according to Redfin.

The median is the point in the middle in which half of the properties sold at a higher price and the other half at a lower price.

Here’s a sample of what’s for sale in the state’s most populated counties, according to Redfin:

Clackamas County is one of the four counties that make up the Portland metropolitan area. The county spans from Oregon City to Government Camp on the base of Mount Hood. Lake Oswego and Milwaukie include areas in both Clackamas County and Multnomah County.

Of the residential properties for sale in Clackamas County, here’s an example of a home for sale close to the county’s median sale price of $612,000:

Deschutes County in central Oregon includes the county seat of Bend and other incorporated cities of La Pine, Redmond and Sisters.

Of the residential properties for sale in Deschutes County, here’s an example of a home for sale at the county’s median sale price of $674,000:

Douglas County in southwestern Oregon extends from the Pacific Ocean to the Cascade Mountains, and comprises the Roseburg micropolitan statistical area.

Of the residential properties for sale in Douglas County, here’s an example of a home for sale close to the county’s median sale price of $330,000:

Linn County in the center of the Willamette Valley comprises the Albany metropolitan statistical area.

Marion County, which spans from the Willamette River to the Cascade Mountains, includes Salem, the state capital and county seat.

Multnomah County, along the south side of the Columbia River, is the state’s most populous county even though it has the smallest land area. Multnomah County is part of Oregon cities and the Washington state city of Vancouver that make up the Portland metropolitan statistical area.

Of the residential properties for sale in Multnomah County, here’s an example of a home for sale at the county’s median sale price of $500,000:

Washington County is west of Portland and part of the Portland metropolitan area. The Tualatin River and its drainage basin lie almost entirely within the county.

Yamhill County, in Oregon’s wine country in the Willamette Valley, has McMinnville as its county seat.
